Many FHA buyers refinance into a conventional loan once they reach 20% equity and their credit improves, which ends the FHA premium. Plan for that at the start rather than in year five.

FHA vs. conventional for Florida buyers

Conventional loans can start at 3% down, and their mortgage insurance ends at 20% equity, but it's priced on your credit score. FHA's premium is the same whatever your score, so FHA often costs less for buyers with lower scores and conventional often costs less for higher scores. The first-time buyer guide compares the two side by side, and the mortgage calculator adds Florida taxes, insurance and HOA.
